WHY BASEMENTS ARE DIFFERENT

Water below ground never stops pushing.

Unlike a roof, a basement sits under constant hydrostatic pressure — groundwater bearing against the structure 24/7. A basement that isn’t tanked correctly the first time is extremely costly to fix once it’s buried. We design the right system for your soil, water table and structure, and install it to last

TOTAL TANKING

Protected inside & out

We waterproof from all faces where the structure calls for it — positive-side barriers that stop water entering, plus internal systems that manage anything the ground throws at it.

  • New-build basements & below-ground slabs

  • Retaining walls, lift pits & podiums

  • Remedial works & leak detection on failed tanking

  • Residential & commercial

CHOOSE THE RIGHT APPROACH

Two ways to build a basement.

Every site is different. The first decision isn’t which product — it’s which strategy. We’ll assess your water table, structure and how the space will be used, then recommend one approach or a combination of both.

“DRY”

The dry basement

A continuous waterproof barrier is bonded to the structure so water simply can’t get in — even under high water pressure. The space stays completely dry with no reliance on drainage or pumps, making it the standard for habitable rooms.

  • For habitable space — living areas, gyms, cinemas, wine & storage

  • Stays completely dry, even under high water tables

  • Fully tanked under slab and wall

For spaces that don’t need a perfectly dry finish — car parks, plant and services rooms, back-of-house storage — a robust cementitious membrane such as Sika-1 bonds to the concrete and holds water back at a lower cost. The smart, economical choice where a habitable finish isn’t required but structural protection is provided.

  • Ideal for car parks, plant rooms & non-habitable areas

  • Proven cementitious systems — simpler & more cost-effective

  • Tough, durable protection for hard-working below-ground spaces

The wet basement

“WET”

How will the space be used? That’s the real deciding factor. A fully dry, habitable basement is achievable even under high water pressure — so living spaces never have to compromise — while car parks and plant rooms get tough, cost-effective protection without paying for more than they need. We’ll match the system to your needs.
